Thirty years in Ocean and Monmouth County property, through the 2008 crash, the short-sale and foreclosure years, Superstorm Sandy and everything since. That is not a credential to hang on a wall — it means she has already seen the problem your transaction is about to have, and she knows which ones are fatal and which ones are noise.

You get Karen, not a team member

She answers her own phone at (732) 581-9541, shows the homes herself, writes the offers herself, and attends the closing. There is no coordinator you get handed to after the paperwork is signed. That limits how many clients she takes at once, which is the point.

She started in new construction

Karen’s career began selling new construction and she moved into resale in 2001. That background matters more than it sounds: she reads builder contracts, knows which upgrades hold value and which are pure margin, and understands why a delivery date slips. It is also why she is comfortable in Ocean County’s planned and age-restricted communities.

The fastest way to a commission is to agree with you. Karen would rather lose a sale than put you in a house with a foundation problem, a flood-insurance bill you did not model, or a co-op you cannot finance. Sellers get the same treatment: an evidence-based price, even when a higher number would be easier to say.

  • Age-restricted and 55+ communities. Co-op versus fee simple, association documents, capital contributions, resale restrictions — read before you commit, not after.
  • New construction. Builder contract review, upgrade pricing, and having someone on your side of the table when the builder’s agent is not.
  • First-time buyers. The whole process explained in order, in plain language, including the cash you will actually need.
  • Downsizing. The genuinely hard version — selling and buying at the same time, on a timeline that has to work for a family.
  • Condominiums and waterfront. Association finances, flood zones, elevation certificates and bulkheads: the costs that do not show up in the listing price.

When she is not the right fit

Worth saying plainly, because it saves everyone time.

  • If you want an agent who will quote the highest possible list price to win your listing, Karen is not that agent.
  • If you need someone available in a market she does not work — northern New Jersey, out of state — she would rather refer you to someone who knows it than learn it on your deal.
  • If you want a large team with a call centre and a 24-hour response guarantee, that is a real model and some people prefer it. It is not this one.
