Meet Karen

Thirty years in one market teaches you what a listing photo cannot

Karen McPartlin has held a New Jersey real estate license since 1996. She started her career in new construction — walking buyers through builder contracts, upgrade decisions and construction timelines — and moved into the resale market in 2001. She has worked through several complete market cycles since, which is why her advice tends to be calm rather than urgent.

“I enjoy working with my clients and helping them achieve their goals,” she says. “Whether I am working with a seller or a buyer, my goal is a smooth and successful transaction.”

She has been affiliated with RE/MAX Realty 9 in Howell since 2007, and her work spans first-time buyers, move-up families, downsizing households, condominiums, adult communities and new construction — not a single narrow price band.

Why clients choose Karen

Specifics, not slogans

You get Karen, not a team handoff

The person who answers your first call is the person who shows you homes, sits at your kitchen table to talk pricing, and works your transaction to closing. Nothing gets passed to a junior assistant you have never met.

A builder’s-side education, used on your side

Karen’s career started in new construction. She knows how builder contracts are written, where upgrade pricing gets expensive, and what a delivery date really means — which matters most when the only representative in the model home works for the builder.

Honest pricing, even when it is unwelcome

An inflated listing price costs you weeks of market time and usually ends in a reduction anyway. Karen brings the comparable sales and explains the reasoning, then lets you make the call with real information in front of you.

Ocean County depth, including 55+ living

Adult communities have their own fee structures, association documents and resale dynamics. Karen has worked in Manchester and Whiting for years and reads the community documents with you before you are committed.

Plain language about money and timing

Closing costs, attorney review, inspection outcomes, what an automated home estimate is actually measuring — explained in normal words, before they become a surprise.

The backing of RE/MAX Realty 9

Karen’s work is provided through RE/MAX Realty 9 in Howell, which means brokerage oversight, marketing reach and transaction support behind a genuinely local relationship. Meet the brokerage.

Ocean County market

What the market is doing right now — from someone in it every week

Portal estimates lag, and county-wide averages hide what is happening on your street. Karen tracks the numbers for the towns she works in and will walk you through what they mean for your specific home or price range.

What Karen will not do

  • Send you an instant automated “value” and call it an appraisal
  • Quote a career sales number she cannot document
  • Tell you a town is “better” based on who lives there
  • Push you to list before your timing actually works

Common questions

Straight answers before you call

Nothing. A first conversation is free and carries no obligation. Most people start with questions about timing, pricing or the process long before they are ready to list or make an offer, and that is exactly when a conversation is most useful. If it is not the right time to move, Karen will tell you that too.

There is no pressure in a phone call

If you are a year out, say so — that is a normal place to start. Call or text Karen directly, or send a note and she will get back to you.
