Why “the Ocean County market” is a misleading idea
There is no single market here. In the same county, in the same month, you can have a co-op in Whiting selling for cash to a limited pool of age-qualified buyers, a waterfront home in Toms River whose value turns on an elevation certificate and a flood premium, a fee-simple house in Holiday City competing against forty near-identical floor plans, and a starter home in Beachwood with six financed offers.
A single median price averages all of that into a number that is true of none of them. Which is exactly why sites that publish one are of no practical use to you.
