Why the new-construction start matters
Most agents come into the business through resale. Karen came in through new construction, which means she learned the parts of a transaction that buyers almost never see until they are already committed: how a builder’s contract is written and where it differs from a standard New Jersey contract, how upgrade and option pricing is structured, what a projected delivery date actually predicts, and what a builder walkthrough should catch.
That knowledge is useful in a builder community, where the friendly representative in the model home is paid by the builder and represents the builder’s interests. It is also useful in resale, because it means Karen reads construction, permits and improvements with a practiced eye.
Then thirty years of the rest of the market
Since moving into resale in 2001, Karen has worked through the mid-2000s run-up, the crash and the short-sale and foreclosure years that followed, the long recovery, the pandemic distortion and the rate shift after it. Karen lives in the Lakehurst area and has been publicly involved in the community she sells in — she has spoken at Lakehurst and Manchester Township council meetings as a resident and as a realtor on local development and land-use questions.
