The housing stock
The 1914 subscriber-lot plan is why Beachwood’s streets are a dense grid of narrow lots, and why so many homes sit on multiple combined lots. Mostly modest single-family houses – capes, ranches, expanded bungalows – which is what makes it one of the more attainable entry points in this part of Ocean County.
How it came to be
Laid out in 1914 when the publishers of the New-York Tribune bought 1,763 acres of Berkeley Township and sold 20-by-100-foot lots for $19.60, with a six-month Tribune subscription included. Incorporated as a borough in 1917.

Where you want data on schools, taxes or public safety, the official sources above let you evaluate them against your own priorities.
Beachwood questions
Rates are set annually by the municipality, county and school district, and they change every year — so any figure published on a website is out of date almost immediately. Look up the current rate at the Ocean County Board of Taxation or the New Jersey Division of Taxation, and always confirm the actual assessed taxes on the specific property before you make an offer. New Jersey also runs property tax relief programmes, including for qualifying senior citizens.
Toms River Regional Schools (elementary and intermediate). Central Regional School District (grades 7-12).
Karen does not rate or rank schools — that is your judgement to make against your own priorities, and it is not a real estate agent’s place to characterise them. New Jersey publishes objective data for every school and district in its School Performance Reports. Always confirm the assigned school for a specific address directly with the district, since boundaries change.
Confirm exactly how many of the original 20-by-100 lots come with the house. It affects what you can build, add or subdivide, and it is often described loosely in listings.
Because full MLS search is not yet connected to this site, the most reliable way to see what is genuinely available in Beachwood right now is to ask Karen — she can also tell you about properties coming to market that no portal has yet.
Ask about Beachwood specifically
Karen has been licensed in New Jersey since 1996 and works this market directly through RE/MAX Realty 9. Ask her what your budget actually buys here, what is coming to market, or what your own Beachwood home would realistically sell for.
- Current listings, including properties not yet on the portals
