The housing stock

The widest range in the county: mid-century capes and ranches, 1970s-90s colonials, newer North Dover construction, waterfront and lagoon-front homes, condominiums, and age-restricted communities such as Holiday City and Silveridge Park.

A note on the name

Known as Dover Township until a 2006 referendum renamed it Toms River. Chosen as the Ocean County seat when the county was created in 1850.

Flood exposure

Flood zone, elevation certificate and flood insurance cost vary street by street, not town by town, and they are a material part of the monthly payment on any bay-side or lagoon-front home.

Toms River is not one market

These are the recognised sections. Housing and price differ substantially between them, so narrowing down is the first useful step.

Check the facts yourself

Tax rates, school data and flood maps change. Rather than publish figures that go stale, here are the authorities.

Official sources for Toms River

Links to official municipal, county, state and federal sources. These open in a new tab and are not maintained by this site. Verify current figures directly with the source before relying on them.

This guide describes housing stock, geography and objective municipal facts. Consistent with fair housing law it does not characterise neighbourhoods by the demographics of the people who live there. Where you want data on schools, taxes or public safety, the official sources above let you evaluate them against your own priorities.

Toms River questions

Rates are set annually by the municipality, county and school district, and they change every year — so any figure published on a website is out of date almost immediately. Look up the current rate at the Ocean County Board of Taxation or the New Jersey Division of Taxation, and always confirm the actual assessed taxes on the specific property before you make an offer. New Jersey also runs property tax relief programmes, including for qualifying senior citizens.
