Automatic saved-search accounts are coming with the MLS search. Until then Karen does it herself, which is honestly better — she sees properties before they are listed, and a person can filter out the ones you would have hated.

What works today: tell Karen what you are looking for and she sends matching listings from the Monmouth Ocean Regional MLS, including properties about to come to market that no portal has yet. You get fewer emails and better houses.

Coming-soon and pre-market properties reach Karen through the brokerage and her local network before they reach any consumer portal.
Filtered properly
An algorithm cannot tell that a house backs onto Route 9, that the “water view” is a drainage ditch, or that a co-op cannot be financed. Karen can.

Each one arrives with a note — why it might work, what to be wary of, what it will realistically sell for.
