Buying a home in Ocean County

The process in the right order, explained before you are in it — from preapproval through attorney review, inspection and closing. Karen has guided New Jersey buyers through this since 1996.

The order that actually works

Most buyer stress comes from doing these steps out of sequence.

  1. Get preapproved first

    Not prequalified — preapproved, with documents reviewed. This sets your real budget and makes your offer credible.

  2. Define the search honestly

    Towns, commute, must-haves versus preferences, and the monthly payment you are genuinely comfortable with rather than the maximum you qualify for.

  3. Tour with a plan

    Karen sends current matches, including properties coming to market. You see fewer homes and better ones.

  4. Write a competitive offer

    Price, deposit, timeline, inspection and mortgage contingencies. Structure wins offers as often as price does.

  1. Attorney review

    Three business days for either side’s attorney to modify or disapprove. The contract becomes binding when it concludes.

  2. Inspections

    General inspection plus radon, termite, oil tank, well or septic where relevant. Findings are negotiable.

  3. Appraisal, title and mortgage commitment

    The lender orders the appraisal; the attorney orders title. Karen tracks the deadlines so nothing lapses.

  4. Final walkthrough and closing

    You confirm condition, then sign. Typical New Jersey contract-to-close is roughly 45–75 days.

Talk to a lender before you tour anything. A preapproval tells you the real number you can work with, exposes any credit issues while there is still time to fix them, and makes your offer credible when it matters. Touring homes first usually means falling for something you cannot act on.
