About

Karen McPartlin

Sales Associate with RE/MAX Realty 9. Licensed in New Jersey since 1996 — about thirty years of buying and selling homes in the same corner of Ocean County.

The career, in her own words

“Having worked in the real estate field for over 20 years, I have acquired a vast amount of experience in various areas. I enjoy working with my clients and helping them achieve their goals. I started my career in real estate in new construction. In 2001, I began my career in resale and I enjoy the diversity of the resale market. Whether I am working with a seller or a buyer, my goal is a smooth and successful transaction.”

— Karen McPartlin

Why the new-construction start matters

Most agents come into the business through resale. Karen came in through new construction, which means she learned the parts of a transaction that buyers almost never see until they are already committed: how a builder’s contract is written and where it differs from a standard New Jersey contract, how upgrade and option pricing is structured, what a projected delivery date actually predicts, and what a builder walkthrough should catch.

That knowledge is useful in a builder community, where the friendly representative in the model home is paid by the builder and represents the builder’s interests. It is also useful in resale, because it means Karen reads construction, permits and improvements with a practiced eye.

Then thirty years of the rest of the market

Since moving into resale in 2001, Karen has worked through the mid-2000s run-up, the crash and the short-sale and foreclosure years that followed, the long recovery, the pandemic distortion and the rate shift after it. Agents who have only sold in one kind of market tend to have one kind of advice. Karen’s tends to be calmer and more conditional, because she has watched several sets of assumptions stop working.

Her work today spans first-time buyers, move-up sellers, condominium and townhouse buyers, downsizing households, age-restricted 55+ communities and new construction — across a genuinely wide price range rather than one luxury band.

Local, not just licensed nearby

Karen lives in the Lakehurst area and has been publicly involved in the community she sells in — she has spoken at Lakehurst and Manchester Township council meetings as a resident and as a realtor on local development and land-use questions. That is a different thing from an agent who buys advertising for a town’s name.

Practically, it means she can tell you which streets flood, which association is well run, what the traffic on Route 70 does at 8 a.m., and which parts of a borough feel entirely different two blocks apart.

How Karen works

  • You work with Karen directly, start to finish — no handoff to an assistant you have not met.
  • Pricing conversations start with comparable sales, not with the number you hope to hear.
  • She explains costs, timelines and risks in plain language before they become surprises.
  • She reads association and builder documents with you before you are committed.
  • If your timing does not work yet, she will say so.
